What Is ID1 Form Verification?
The Land Registry introduced Form ID1 to prevent identity fraud in property transactions — a significant risk when title deeds can be transferred without the owner’s knowledge. By requiring a qualified legal professional to verify the identity of individuals involved, the Land Registry ensures that only legitimate parties can register changes to land and property.
At Edward Young Notaries & Lawyers, our notary public is fully authorised by the Faculty Office — one of the regulatory bodies recognised by HM Land Registry — to complete Section B of Form ID1. We have verified identity documents for property transactions across London and the UK since the registry introduced the requirement.

Who Needs to Complete an ID1 Form?
You need ID1 form verification if you are an individual involved in any of the following property transactions:
- A Transfer of Equity — adding or removing a person from the title of a property
- Compulsory first registration of unregistered land or property
- Granting or receiving a grant of a lease over seven years
- Acting as an attorney or personal representative in a property matter
- Any other application where HM Land Registry requires evidence of the identity of individuals involved
Note: Companies, LLPs, and other corporate bodies must use Form ID2. Non-UK nationals and overseas property owners follow the same ID1 process as UK nationals.

What Documents Do You Need for ID1 Verification?
Bring these to your appointment. Documents must match the personal details in Section A of the ID1 form, completed by your solicitor or conveyancer.
Primary Photo ID — bring one of:
- Valid passport (UK or foreign)
- Current Biometric Residence Permit
- Current UK driving licence (full or provisional)
- Isle of Man or Channel Islands driving licence
- Firearm or shotgun certificate
Also bring:
- One passport-sized photograph (non-glossy)
- Your completed ID1 form with Section A filled in
- The registration number or title number for the property
Proof of Address — bring two from different sources:
- Bank statement (less than 3 months old)
- Council tax bill (current year)
- Utility bill (less than 3 months old)
- Mortgage statement (current year)
- Council rent book
- HMRC correspondence (current year)
