What Is ID1 Form Verification?

ID1 form verification is the HM Land Registry identity check required whenever an individual applies to register a property transaction — including transfers of equity, grants of a lease, and compulsory first registration of title deeds. Section B of the form must be completed and signed by an approved verifier: a notary public, solicitor, licensed conveyancer, or chartered legal executive who has checked your identity documents in person or via an approved online process.

The Land Registry introduced Form ID1 to prevent identity fraud in property transactions — a significant risk when title deeds can be transferred without the owner’s knowledge. By requiring a qualified legal professional to verify the identity of individuals involved, the Land Registry ensures that only legitimate parties can register changes to land and property.

At Edward Young Notaries & Lawyers, our notary public is fully authorised by the Faculty Office — one of the regulatory bodies recognised by HM Land Registry — to complete Section B of Form ID1. We have verified identity documents for property transactions across London and the UK since the registry introduced the requirement.

If you are dealing with a corporate body rather than an individual, you will need Form ID2 instead. Contact us if you are unsure which form applies to your transaction.

Who Needs to Complete an ID1 Form?

You need ID1 form verification if you are an individual involved in any of the following property transactions:

  • A Transfer of Equity — adding or removing a person from the title of a property
  • Compulsory first registration of unregistered land or property
  • Granting or receiving a grant of a lease over seven years
  • Acting as an attorney or personal representative in a property matter
  • Any other application where HM Land Registry requires evidence of the identity of individuals involved

Note: Companies, LLPs, and other corporate bodies must use Form ID2. Non-UK nationals and overseas property owners follow the same ID1 process as UK nationals.

ID1 vs ID2: Which Form Do You Need?

Form Who It’s For Use Case
ID1 Most common Private individuals Selling, transferring, or registering personal property; Transfer of Equity; first registration
ID2 Corporate Companies & corporate bodies Company-owned property transactions; LLP transfers; corporate conveyancing
ID5 Online Private individuals (remote) Alternative to ID1 for clients who cannot attend in person; completed via secure video call

What Documents Do You Need for ID1 Verification?

Bring these to your appointment. Documents must match the personal details in Section A of the ID1 form, completed by your solicitor or conveyancer.

Primary Photo ID — bring one of:

  • Valid passport (UK or foreign)
  • Current Biometric Residence Permit
  • Current UK driving licence (full or provisional)
  • Isle of Man or Channel Islands driving licence
  • Firearm or shotgun certificate

Also bring:

  • One passport-sized photograph (non-glossy)
  • Your completed ID1 form with Section A filled in
  • The registration number or title number for the property

Proof of Address — bring two from different sources:

  • Bank statement (less than 3 months old)
  • Council tax bill (current year)
  • Utility bill (less than 3 months old)
  • Mortgage statement (current year)
  • Council rent book
  • HMRC correspondence (current year)
⚠️ Important: All address documents must be originals or certified copies — not printed from the internet. The two address documents must come from different sources (e.g., not two bank statements from the same bank).

Can You Verify Your ID1 Form Online?

We offer two verification routes. Your solicitor or conveyancer can advise which is appropriate for your transaction.

ID1 Form Verification — Frequently Asked Questions

How much does ID1 form verification cost?
Edward Young Notaries & Lawyers charges a fixed fee for ID1 form verification — no hidden charges. Contact us at 020 7499 2605 or notary@notarypubliclondon.co.uk for a quote. Discounts are available for multiple individuals requiring verification at the same appointment.
How long does the ID1 verification appointment take?
In-person ID1 verification appointments at our Wigmore Street office typically take 15 to 20 minutes. Bring your completed ID1 form (Section A filled in by your solicitor or conveyancer), your original identity documents, and a passport-sized photograph. Online ID5 appointments are of similar length but require additional time for postal submission of certain documents.
What is the difference between an ID1 and an ID2 form?
Form ID1 is for private individuals involved in a property transaction — including UK and non-UK nationals. Form ID2 is for corporate bodies — companies, LLPs, or other legal entities — registering or transferring property. If you are an individual acting in a personal capacity, you need Form ID1. If in doubt, check with your solicitor or HM Land Registry.
Can a retired solicitor verify my ID1 form?
No. HM Land Registry requires the verifier to be actively registered with their regulatory body at the time of verification. A retired solicitor no longer on the roll of the Solicitors Regulation Authority cannot complete Section B. A notary public currently regulated by the Faculty Office — such as our team at Edward Young — is fully authorised.
What if I can’t come to London for in-person verification?
We offer remote identity verification using Form ID5 via secure video call — the HM Land Registry-approved alternative to in-person verification. This is suitable for clients based outside London, non-UK nationals, and anyone who is unable to attend in person. Some documents may still need to be posted to us. Call 020 7499 2605 to discuss whether ID5 is right for your transaction.
Where do I find my title number for the ID1 form?
Your title number appears on the Official Copy of the Register Entry (also called an OCE), which your solicitor or conveyancer will have obtained from HM Land Registry. It also appears on any previous Land Registry documents for the property. If the property is unregistered land (no title number exists), leave that field blank and your solicitor will advise on the first registration process.
Will HM Land Registry accept my completed ID1 form?
Yes — provided the form has been completed correctly. Common reasons for rejection include: Section A not fully completed by the solicitor or conveyancer, Section B signed by someone not on HM Land Registry’s list of approved verifiers, or identity documents not matching the personal details in Section A. Our notary public checks all completed forms carefully before signing to avoid any rejection.
Are notaries regulated by the SRA?
No. Notaries public are regulated by the Faculty Office of the Archbishop of Canterbury — not the Solicitors Regulation Authority. The Faculty Office is a separate, independent regulatory body. HM Land Registry recognises Faculty Office regulated notaries as approved verifiers for Form ID1. Edward Young Notaries & Lawyers is fully regulated by the Faculty Office.
