When Is the ID5 Form Required?
Form ID5 is required whenever a conveyancer verifies a person’s identity by online video call for HM Land Registry, rather than in person. It works alongside the person’s main identity form: form ID1, the certificate of identity for a private individual, or form ID2, the certificate of identity for a body corporate, which HM Land Registry requires for a property transaction or other conveyancing transaction. Where the check is done face to face, the conveyancer completes the in-person section of ID1 or ID2 instead; where it is done by video call, they complete form ID5 and attach a screenshot taken during the call.
So if you are buying, selling, transferring or mortgaging property and your conveyancer has asked you to have your identity verified, but you are abroad, unable to reach an office, or simply prefer not to travel, the ID5 process lets a notary public confirm your identity by secure video call — part of our online notary service — and complete the form to the standard HM Land Registry requires. What ID Documents Do You Need for the ID5 Form?
HM Land Registry requires specific evidence of identity. You will present these on camera during the video call. Personal details — name, address and date of birth — must be consistent across every document.

If your name has changed you may also need a deed poll. A completed form ID1 or ID2 (downloadable from GOV.UK) should be to hand — it will quote the title number of the property being registered — and we will complete form ID5 to record the video verification and guide you through everything on the call. Who Can Complete the ID5 Form?
Form ID5 is completed by a conveyancer — the professional who has verified your identity by video call. HM Land Registry’s definition of “conveyancer” includes a duly certificated notary public, alongside a conveyancing solicitor regulated by the Solicitors Regulation Authority a licensed conveyancer regulated by the Council for Licensed Conveyancers (CLC), a barrister, and a Chartered Legal Executive (CILEX Conveyancing Practitioner) authorised to carry out conveyancing in England and Wales. As the certifier, the professional confirms they have conducted the identity check by online video call, verified your identity, and are satisfied with the evidence presented, and attaches a screenshot taken during the call. For a corporate body verified under form ID2, a company secretary or director may need to join the video meeting alongside the individual being verified.
